Kelsey-Seybold Clinic began over 75 years ago as a small internal medicine practice, growing into the first multi-specialty group practice in Houston. Over the decades, it has expanded significantly into one of the largest and most well-regarded medical groups in the Gulf Coast region. PRD Land Development Services, LLC – now part of Dunaway – has a long-standing and ongoing relationship with Kelsey-Seybold, providing civil engineering services for multiple expansion and renovation projects throughout Harris and Montgomery County.

Accessibility and Expansion

Renowned for its focus on preventive care, integrated electronic medical records, and convenient access to multiple locations – as the practice evolved, Kelsey-Seybold set forth an ambitious goal: to have a clinic within 15 minutes of every resident in the Houston region. This required aggressive expansion, and Dunaway played a key role in facilitating these efforts, helping Kelsey-Seybold navigate the diverse challenges from different jurisdictions and land conditions.

Trent Perez, PE, founder of PRD and now a Principal at Dunaway, has been a key figure in this partnership. Since 2015, Perez has been involved in the civil engineering design for nearly every new Kelsey-Seybold Clinic in the Houston region. Over the years, the relationship evolved from a standard consultant-client interaction to a trusted partnership – working alongside the teams from Welltower, Kirksey, and Gamma Construction, Dunaway developed a strong camaraderie, working together seamlessly on various projects – a bond that was instrumental in navigating the complexities of Kelsey Seybold’s development. Key Projects and Contributions

Dunaway has been instrumental in several significant projects for Kelsey-Seybold. One notable example is the development of the Kelsey-Seybold Clinic in Montgomery County, a three-story, 55,000-square-foot multi-specialty facility designed to serve the growing populations of Kingwood, Porter, and New Caney. Partnering with Kirksey Architecture and Gamma Construction, Dunaway provided civil engineering services, which were instrumental in bringing this transformative healthcare project to life.

The site presented complex challenges, including navigating approvals across multiple difficult-to-reach jurisdictions and resolving a wetlands issue that emerged midway through development. A key design component involved accommodating a portable MRI machine transported via truck, which required custom site modeling to ensure safe ingress and egress. Additionally, Dunaway worked closely with Montgomery County to design a non-standard driveway for the MRI truck’s unique movement needs – balancing safety, access, and innovation.

Dunaway’s approach to projects like the Kingwood Clinic involved early involvement in land selection and site analysis, thorough communication, and responsiveness.
