The Hines Domain Northside development is located in the Domain District of Austin, Texas, often referred to as “Austin’s second downtown”. The project will consist of one parking garage/podium structure with two office towers rising above the top of the parking deck. Both office towers will be approximately 13-story Class A office buildings with IBM being on the lead anchor tenants. The project includes approximately 505,000 square-feet (NRA) of office space and 680,000 square-feet of parking garage located on a 4.25 acre site.

The office tower will be constructed out of cast-in-place concrete. A unique aspect of the project is embodied carbon will be tracked by the design team, and will monitor reduction efforts made as the project progress through construction documentation. The current programming efforts features unique cantilever conditions throughout the office program as well fac╠žade articulation change at multiple levels. Large outdoor balconies are present at each level and an amenity space on Level 07 exists to serve the tenants.
